The town of North Andoverwill be hosting a Confidential Document Shredding Day on Saturday November 12, from 9am to noon and the DPW offices. This is located at 382 Osgood St. The first box that is the size of a box of copy paper is free. Other boxes are $5 per box. A1 Datashred and their equipment will be handling all shredding.

This summer is still a great time to buy a home in Andover as we see low mortgage rates and homes ideally priced on the Andover Real Estate market. As Andover Real Estate agents, we’ve seen the market continue its upswing towards full recovery and many are opting to buy now before home prices rise.

If you are considering buying an Andover home soon; there may be a few hidden costs that are easy to overlook; especially if you’re a first time home buyer. We wanted to point these 12 hidden costs out to you so that there are no surprises as you venture through the home buying process.

1. Home Inspection- It is a great idea to hire a professional to inspect a home before you purchase as they can bring your attention to any major or long term issues. Let us know if you need a recommendation for an Andover home inspector; we’d be happy to help!

2. Pest Inspection- Buyers should consider having the wood of the home inspected for termites or other wood-destroying bugs. These inspections can run between $50-$200, but can save your home from further damage and larger costs.

3. Appraisal Fees- Before a purchase, your home must be inspected by a professional real estate appraiser as this helps lenders determine the amount of money to lend borrowers.

4. Closing Costs- At the final closing meeting in which you sign all documents, you should be prepared to pay closing costs which can be a few thousand dollars. 6. Furniture- You may come to realize that in buying a bigger home, you’ll have space to fill. Buying additional furniture is an expense that can oftentimes be overlooked, but can be necessary in moving to your new Andover home.

7. Property taxes and homeowners insurance- First time home buyers should be aware that your monthly bill will not only include the loan amount plus interest, but also the property taxes and premiums for homeowners insurance, which all mortgage borrowers are required to obtain.

Buying a home in Andover is an exciting time as you imagine what your new home will look like and, if you’re relocating, all that Andover has to offer. Below are five myths that many first time homebuyers hear that you’ll want to be aware of before you begin!

Myth #1- You’ll Find the Perfect Home- It’s easy to see visions of your ideal home when you begin thinking about buying your first Andover home. And, while it’s good to have a list of things you’re set on having in your home; being flexible is key. You most likely will not find a home with everything that you have on your wish list, and that’s okay!

Myth #2- The House has to “Speak” to You- It’s common for first time home buyers to think that a home will grab your attention from the moment you step foot in the door- it will just feel like it’s speaking to you. There are times that walking into a home, you’ll love the décor and the furniture that’s currently in the home and that may be the thing that’s grabbing your attention. Myth #4- You Should Buy a Home You Can Grow Into- Planning ahead for the future is wise, and if you’re considering having a family, you may think you need a four bedroom home now. However, what happens if an unexpected move or job transfer arises or circumstances change? You may know that you plan on living in Andover for the rest of your life; which is great! The idea is to simply think through your goals for the future, as well as what you can afford for right now. If you can’t afford a large home right now, don’t worry. You’d rather have a smaller home now and be able to live without the stress of a major financial burden.

Myth #5- You Have to Win in the Negotiation- First time home buyers feel that in order to “win” a negotiation; they have to have the final word. There can be a lot of back and forth between you and the seller, and it may be easy to want to fight for the refrigerator or minor repairs to be made. But, you don’t want to get so emotionally involved with “winning” that you lose sight of the big picture. Buying a home in Andover is a business transaction, so it’s best to keep your emotions out off the table.

Windrush Farms Family Festival: Saturday, June 4th, 10am - 4pm

Tips to Prepare Your Andover Home for Summer!

Being an Andover MA homeowner is rewarding experience, and there is always something to see and do in the friendly North Andover community. However, sometimes it is a good idea to sit back and relax in your cozy Andover home, as we begin to enjoy the warmer weather at the cusp of summer! It is imperative that you adequately prepare your Andover home for the approaching season now; summer is quickly approaching, and we have the tips you will need to get your home ready.

Weekly cleaning and routine washes with a hose will make your outdoor furniture last much longer.

Spring Clean Your Finances Before Buying an Andover Home!

As Real Estate agents in Andover, MA and the surrounding areas, we find spring to be a very vibrant time! Not only are budding trees and flowers creating a beautiful backdrop for the warmer weather, but the Andover Real Estate market is buzzing with activity as well!

Many of you know that the spring is a great time to buy or sell your home as people have waited for longer days and better weather to make the transition. Each week there are new homes appearing on the Andover Real Estate market, and with historically low interest rates and very reasonable home prices, buyers are taking advantage of this time of year.

If you have been waiting to buy a home in Andover, now is the time to begin the home buying process if you haven’t already done so. The first steps to buying a home, however, are oftentimes overlooked. It’s vital to get your financials in order before you start your Andover home search! Think of it as “spring cleaning” and a way to determine that you are fully prepared to buy a home in Andover. Even if you don’t plan on buying a home, spring cleaning your finances is a great habit to develop as you never know what unexpected circumstances may arise.

Recently, financial writer Gabriela Islas of Quicken Loans pointed out six things you’ll want to do to clean up and organize your budget, credit and other financials. We thought they were worth sharing with you and feel these are imperative to do prior to buying a home in Andover.

1. Check your credit report and fix any errors-  By law, consumers have the right to a free annual credit report. Sites like Quizzle.com will allow you to get a free credit report, no string attached! Take advantage of getting a free credit report, but always be sure to check out its accuracy. Many times, there are errors or may contain outdated information, which could affect your score negatively. If you do find a mistake, make sure you contact the corresponding credit bureau in order to dispute the errors.

2. Review your budget-  It’s helpful to make time to sit down and check your monthly budget. If you are saving to buy a house, for example, periodically reviewing your budget will help you get rid of unnecessary expenses allowing you to save more.

3. Review your monthly withholdings - There is no reason for you to give an interest-free loan to Uncle Sam! By reviewing your monthly withholdings you may be able to put more money in your pocket or savings account every month. Of course, consult with your tax advisor before making any changes to your withholdings in order to avoid owing money to the IRS at the end of the year.

4. Review your financial emergency plan - Planning for unexpected events can give you peace of mind. A good rule of thumb is to have six months worth of expenses saved in an emergency fund. Think about your monthly expenses (like rent or mortgage payments, utilities, car payments, insurance, credit card payments, etc.) and figure out how much you would need to have in a savings account in order to pay for these items for six months. Don’t get discouraged if it takes time to build up your emergency fund, ANY amount is better than no savings at all. Also, make sure that if you become incapacitated, there is someone you trust to handle your finances.

5. Sign up for paperless statements - Signing up for paperless statements and paying your bills online will help keep your mail under control while saving trees at the same time. A lot of banks and credit unions offer online bill pay services for free. Take advantage of this and join the “green” movement.

6. Consolidate accounts-  When you’re budgeting, sometimes it’s helpful to separate accounts. As spring slowly sneaks into our daily lives here in Andover, more people gravitate outdoors to escape the feeling of cabin fever. That’s why the upcoming Earth Day yard sale that Andover has planned for the community on April 23 from 8 a.m. to 2 p.m. is such an agreeable event for this of year. If you just joined the Andover Real Estate market, or you just moved to Andover, this is a great place to stop and pick up some affordable furniture, electronics, outdoor necessities and home décor items!

However, if you’re currently trying to sell your home, or you’re just looking to spring clean and declutter your Andover home, it’s more probable for you to host a yard sale than attend one. As the sun increasingly creeps through the clouds later this month, mid-April and May implies the perfect time to host a yard sale. That means that now is the ideal time to start planning for this big event.

How do you prepare for a yard sale? As Andover Real Estate agents, we enjoy getting involved in the community and wanted to provide a few helpful tips for planning a successful yard sale!

Plan: The first order of business is making sure your neighborhood doesn’t have any type of restrictions against yard sales. If not, decide when to have the sale. Ask yourself how long it will take you to complete these tasks: plummeting deep into your closets, drawers, attic and basement to find items you can sell in the sale, pricing all items and organizing them into categories. Once you decide on a timeframe, check your schedule for a weekend that is completely open. If you’re an organizational amateur, create checklist of what needs to be accomplished before the day of the sale.

Advertise: Once you choose a weekend to host the sale, advertise in as many places as you can. Write up a short classified ad for the local newspapers, hang fliers up around town (where allowed) and on bulletin boards, call or email all of your neighbors, coworkers and nearby family and friends to let them know and to spread the word. You can event post on your Facebook, Twitter, blog or any other social networking source available! Before the weekend arrives, create easy to read signs to lead people to your home. Place a sign by the entrance to your neighborhood and at confusing intersections within your neighborhood. Then place a large sign in your yard, along with a balloon or two hanging from your mailbox.

Price: Use your own discretion when pricing items. Take into account how old and how used each item is. If an item is still in its original packaging, price it higher than a worn item. The more accessories an item has, the higher you can price it. If batteries are included, consider writing that underneath the price. An important thing to remember is that even if an item has nostalgic value to you, it probably doesn’t for a customer. Use common sense whenever possible. Yard sale items can cost anywhere from five cents to $20. When you’re at a loss as to how much to sell an item for, a rule of thumb you can follow is to price it at a third of what you paid for it new.

Arrange: Start arranging all of your items a few days before the sale in the garage and outdoor items early in the morning on the day of the sale. Try to find clothes racks if possible; however clothes nicely folded will still look well organized. Make sure like items are placed together so people can easily browse. Line your driveway with the most impressive items, such as bikes and lawn mowers. You want these items to catch the eye of passerby’s. For super cheap or broken items, create a box labeled “free” to lure customers into your sale.

Achieve: The night before the sale, place all of your signs in their designated locations. If the forecast seems problematic, use permanent marker and wait until morning. Move all of your cars as far away from your house as possible, in order to make room for all of the customers you’ll have! Make sure to have water bottles and snacks on hand so that you can comfortably remain accessible to your customers throughout the day. Better yet, find a reliable helper so that you can take periodic breaks. It’ll be a long weekend.

Local sweet shop Cookie Central in North Andover is partnering with Share Our Strength’s Great American Bake Sale to raise money for hungry children in need of food. Over the next 7 months, Cookie Central will be offering various promotions, volunteer opportunities and ways to get involved in helping to feed children across America!

The finale of this seven month bake sale will take place in late September at the Merrimack Valley Golf Club.
